Terms and Conditions

  • Check–In time is 3:00 pm, Check–Out time is 11:00 am
  • Mid-stay housekeeping not provided. Towels and toiletries will be replenished.
  • Due to allergy concerns, no pets are allowed at any accommodations.
  • All accommodations are NON–SMOKING. Any indication of smoking could result in a $200.00 cleaning fee.
  • Reservations can be made online at theorchardtx.com/lodging or by calling the office between 9:00am and 5:00pm Monday – Friday.
  • We accept Visa, MasterCard, American Express and Discover.
  • Because we have guests arriving shortly after your departure, check-out time is strictly enforced. There is a $50.00 per half hour charge for late check-out.


The Cabins

Maximum Occupancy – Executive & Deluxe Cabins: 4 guests. Standard Cabins: 2 guests.

Our propane fire pit is not safe for roasting marshmallows. No roasting allowed.

At the Cabins, we do not require for you to “check-in” when you arrive. You will receive your Cabin Entry Code seven (7) days before your stay. Cabin Codes are reset weekly.

The credit card that we have on file will be used for damages. By agreeing to these terms and conditions, you give us permission to debit your account for damages up to $500.00. This is a single transaction only, and does not provide authorization for any additional unrelated debits or credits to your account. $45.00 cancellation fee, per cabin sixty (60) days prior to reservation. Nonrefundable within 60 days of reservation. In addition, all credit card refunds of any kind will be less a $15 fee per cabin.

The Lodge

Maximum Occupancy – 12 guests

2-night minimum stay is required to reserve The Lodge

Once your reservation is made online, or through us by phone, we will email our Rental Use Agreement via DocuSign. Your reservation is subject to cancellation if this is not signed in a timely manner.

90 Days Before Check-In: Your remaining balance will be charged automatically to the credit card we have on file. If you would like to use another method of payment, please call our office at 817-270-4555 Ext. 0 before that time.

30 Days Before Check-In:  We will send a Credit Card Authorization Form as a promissory hold for a Cleaning & Damage Deposit, for the amount of $1,000.00

Cancellation Policy:

  • All cancellations must be in writing (email is acceptable)
  • Cancellation before 60 days – 100% of the rent will be returned, minus a $500.00 cancellation fee.
  • Cancellation 60 days or less – Unfortunately, none of your payments will be refunded.
  • All Lodge Credit Card Refunds of any kind will require a $50.00 Credit Card Fee.

On Check In Day: Please call or text 817-879-1447 & let us know your arrival time. We will respond with access codes to our gate & front door, along with some important information about your stay.
